As property owners you are automatically members of the Heritage Lake Property Owner’s Association (POA). As a member in good standing you are entitled to one (1) vote for each lot you own in the development on any proposal put before the membership. A Board of Directors comprised of nine owner/members is in charge of administration. Three members are elected every year to serve three year terms.

The POA is funded by an annual assessment levied on each lot, which in 2006 was $200 per lot owned ($175 assessment plus $25 siltation fee). Yearly adjustments will be made in this amount in proportion to increases or decreases in the Consumer Price Index. The membership can also vote to increase the assessment. The annual maintenance assessments are used to maintain all the common areas and facilities owned by the POA. This includes but is not limited to: mowing of common areas, upkeep and maintenance of facilities, utilities, equipment, association docks, lifeguards, pool operations, clubhouse, beaches, parks, activity center attendants,  administrative personnel, fish stocking programs for the lake, the purchase of lake buoys, liability insurance, property and conservancy taxes and many other beneficial projects. An Associate Owner fee in equal amount of the assessment is optional for secondary owners on multiple owner properties if they elect to use the lake facilities.
